Subject: 1101 Lee Highway

Last year, the owner of the property at 1101 Lee Highway submitted a site plan for a 10-story residential building with 43 units, requesting rezoning from "S-3A" to "C-O-1.5" and a GLUP amendment from "Public" to "Low" Office-Apartment-Hotel.

On June 1, 2004, Arlington County Civic Federation approved a resolution (attached) concluding that, "given the current site plan proposal, the Arlington County Civic Federation recommends that the property at 1101 Lee Highway in Rosslyn should retain its present zoning and GLUP designations, and should not be rezoned from S-3A (public use) to C-O-1.5 for private development."

Earlier this year, the owner of the property submitted a new site plan for a 9-story residential building with 70 units, requesting rezoning of the property from "S-3A" to "C-O-2.5" and a GLUP amendment from "Public" to "Low" Office-Apartment-Hotel.

Comparing the current plan with the one considered last year, the building would be 9 stories high instead of 10, while the density would be increased from 70.5 units/acre to 114.8 units/acre. The Federation believes that the new plan would have the same adverse community impact as the previous plan, and recommends that the property should not be rezoned from "S-3A" (public use) to C-O-2.5 for private development.
